Specialist Disability Accommodation

What Is Specialist Disability Accommodation (SDA)?

A plain-English guide to SDA housing, eligibility, provider requirements and the difference between SDA and SIL.

SDA is specialist housing

The NDIS describes Specialist Disability Accommodation (SDA) as a range of housing designed for people with extreme functional impairment or very high support needs. SDA properties have design features that respond to disability-related housing needs.

SDA is the housing itself. It does not pay for the support workers who assist a participant inside the home. A participant living in SDA may separately have in-home support funding such as Supported Independent Living (SIL).

SDA may be suitable when other home-and-living supports do not meet the participant's disability-related housing needs. The NDIA decides whether SDA funding meets the NDIS funding criteria for the participant.

SDA and SIL are different

Confusing the two can lead to the wrong questions when planning support.

SDA = the dwelling

SDA funding relates to specialist housing and the enrolled dwelling. SDA providers must be appropriately registered and the home must meet SDA requirements.

SIL = support workers

SIL is funding for support-worker assistance and supervision with day-to-day tasks in the participant's home.

Some participants use both

A participant may live in SDA and separately receive SIL or other in-home supports where each support is funded for a different purpose.

What should participants know about SDA housing?

NDIS guidance says SDA homes must be enrolled by a registered SDA provider. Participants with SDA funding can use the NDIS SDA finder and other recognised channels to look for vacancies and providers.

Participants still pay reasonable rent contributions and ordinary day-to-day living costs such as electricity. SDA funding is separate from these everyday expenses.

A written service agreement is required between the participant and SDA provider. Participants should use current NDIS information and their my NDIS contact when making decisions about SDA funding or housing.

AIC Services and SDA

AIC Services provides disability support services including Supported Independent Living and Individualised Living Options. This page is informational about SDA housing and is not an offer of SDA housing.

If you need support workers in your home, including in an SDA dwelling, you can review our Supported Independent Living service and other relevant AIC Services supports. For SDA housing itself, use an appropriately registered SDA provider and current NDIS information.
